Quick answer

A fast secured business loan uses residential or commercial property as security so the lender can rely on the asset, not just the business's accounts. Property-secured business loans run from $20,000 to $5,000,000 as first mortgages, second mortgages or caveat loans. With documents ready, $20k to $250k is possible on the same day and up to $5m within 24 to 48 hours.

Why does property make a business loan faster?

Think about what a lender is trying to answer: if things go wrong, how do we get our money back? For an unsecured loan, the only answer is the business itself, so the lender pores over statements and financials. With a secured loan, there’s a second answer, the property. That shifts the assessment from “prove this business will always be fine” to “confirm the property, the owners and the equity”. Those questions can be answered far faster.

That’s why property-secured business lending is the express lane for larger amounts. From $20,000 to $250,000, same-day funding is possible once the paperwork is in. Up to $5,000,000 is possible within 24 to 48 hours.

Which secured loan type fits my property?

The right type depends mainly on what’s already owed on the property.

Property situation Usual loan type Why it’s quick
Existing mortgage, equity available, smaller amount Caveat loan Lodged on title without a full registered mortgage
Existing mortgage, equity available, larger amount or longer term Second mortgage Sits behind your current lender, no refinance needed
No mortgage, or refinancing the existing one First mortgage Lender holds first position, can lend more
Commercial premises, factory or shop Commercial property loan Same mechanics, commercial security

All of these are business loans for business purposes. Residential homes, investment properties, commercial premises and some vacant land can all be considered.

How much can I borrow against my property?

It comes down to equity: what the property is worth, minus what’s already owed. Private lenders generally won’t lend right up to the full value, so there needs to be a meaningful buffer. The larger the buffer, the easier and faster the deal.

An illustrative example: a business owner in regional Queensland owns a home worth around $900,000 with $450,000 left on the mortgage. That leaves roughly $450,000 of equity. A second mortgage for $150,000 sits comfortably within it, and with ID, statements and property details ready, same-day funding is possible. The same owner asking for $440,000 would face more questions, because there’d be very little buffer left.

What slows a secured loan down?

Almost never the lender’s thinking time. The usual culprits are:

  • A co-owner who isn’t available to sign. Every owner of the property has to agree and sign.
  • Not knowing the current mortgage balance. Grab a recent statement before you call.
  • Properties held in trusts or companies without the right documents to hand.
  • Purpose confusion. These loans are for business purposes only. Be clear about what the money is for.

The Speed Checker shows how ready you are and what to gather next.

Residential or commercial: does the property type change the speed?

Not much, as long as the details are clear. A suburban house, an investment unit, a warehouse or a shop with a flat above can all secure a business loan. What changes is the conversation about value and saleability. A standard home in a capital city or major regional centre is easy for a lender to picture selling if it ever had to. A specialised property, such as a purpose-built rural processing shed or a site with an unusual zoning, may need more explanation and so may take a little longer.

Location plays a part too. Lenders are comfortable with properties in established areas right across Australia, from Perth’s northern suburbs to Townsville, Launceston and the Adelaide Hills. Very remote or very small-town properties may still work, but expect the lender to be more conservative about how much they’ll advance against them.

How do I get out of a secured loan later?

Every fast secured loan should come with a plan for how it ends. Lenders call it the exit, and they’ll ask about it early. Common exits include:

  • Trading income paying the loan down over its term
  • A refinance to a longer-term bank loan once the urgent need has passed and the financials are tidy
  • A sale of a property, a piece of equipment or part of the business
  • A known incoming payment, such as a contract milestone, insurance payout or tax refund

Having a believable exit ready doesn’t just help approval. It also helps you choose the right term, so you’re not paying for a loan longer than you need it. Our guide on caveat loans versus second mortgages compares how each tends to be used.

Does credit history matter if I’m offering property?

It matters less than many owners fear. Past credit issues and ATO debt are considered case by case. Plenty of property-secured loans exist precisely to clear a tax debt or tidy up an awkward patch. What lenders want is a clear explanation and a believable way the loan will be repaid, whether that’s through trading, a sale or a refinance later on.

Frequently asked questions

Can I use my home to secure a business loan?

Yes. Residential property can secure a business loan as long as the funds are used for business purposes and every owner of the property consents and signs the documents.

Do I have to pay out my existing mortgage?

No. If there's enough equity, a second mortgage or caveat loan can sit behind your existing home loan. A first mortgage is used when the property is unencumbered or the existing loan is being refinanced.

Why is a secured loan faster than an unsecured one for big amounts?

Because the lender relies on the property as well as the business. That means less digging through years of financial statements, which is usually what takes the time on large unsecured deals.

Is bad credit a problem for a secured business loan?

Not necessarily. Bad credit and ATO debt are considered case by case, and property security is the single biggest factor in getting those deals across the line.

What property details will I need?

The address, the names of all owners, roughly what it's worth in your view and how much is owed on it now. Having these ready on the first call saves real time.
